For Emerald Springs RV Park: Called and wanted to stay a week, lady was nice but wanted pictures of all four sides of my fifth wheel. WTH.. Never have I had ever had to do that, so I did. Called back 30minutes later and now the lady is snippy and said she would be in touch. Been two hours and no return call. Gave up and called another rv park and got right in. Should have believed all the low stars.

For Emerald Springs RV Park: Stayed for five days. Anything longer than a week requires a background check. I commend them on keeping high standards. Restrooms closed due to COVID-19, but laundry was free. Tight spots. All sites are back in only. Walking area in back with large grassy area. The road next to the park is busy so spots closer to the road are noisier. Not bad but I wouldn’t stay long-term.

For Emerald Springs RV Park: I offered a very nice review of this RV park months ago based upon current circumstances and conditions of that time. I am officially rescinding that review mostly but exempting the park staff from criticism because frankly they have no choice but to do the owners bidding. If you read other reviews here depicting negative views I would tend to agree with them. I have lived here for 18 months now. Since the beginning our rent package consisted of the use of the shower facility and the laundry as well for a fee on both. In recent months the owners have decided to discontinue the use of the restroom/shower which there are about 8 in the park. The reason given was it was expensive for them to clean up after uncaring and unruly slobs of all sorts that desecrated the restrooms beyond words at times. I have seen the results of those lousy people several times. Clogging the toilets beyond words. So the park in their wisdom decided that those of us that were long term renters would be barred from the shower use but the overnighters and weekly people could have use of those facilities. Totally makes sense to let people who are leaving shortly to use the showers and who really have no incentive to take care of our park because they are leaving soon and not coming back then to allow reliable long term families that have a reason for the facilities to remain congenial for continued use. On top of this the park added $10.00 to the laundry fee and cutting out the shower rooms thereby negating the loss of the restroom/shower expense we were paying so we lost the use but get to continue to pay almost the same. The long term renters must in the beginning submit photos of their vehicles and photos of all sides of their travel homes and also must be background checked at our expense and need to be cleared to even rent a space here so if you think you can call ahead and move in while they do that guess again it can take awhile while you bounce from rest stop to rest stop waiting for your background to clear yet any Tom Dick or Harry can just roll on in and set up. And they require that on each occupant both husband and wife yet this does not apply to someone wanting to stop in for a night or two. I cannot recommend this park for anything except a short stay.

For Emerald Springs RV Park: Quiet aside from the small airport. Kids aren’t allowed to play outside or ride their bikes on the campground road (it’s paved, so no clue why unless they’re just anti-kid). Sites are tight and really close to each other. Everything is back-in and at a 90 degree angle if you have someone in the sites across from you. Our tow vehicle barely fit, let alone our second vehicle. Nice for a short stay and you’ll be away most of the time, wouldn’t recommend a long stay for families.

For Emerald Springs RV Park: I initially called Emerald Springs RV Park to make a two week reservation but after a great conversation with Jim, I decided to book a month. Jim gave me a monthly rate quote + electric. Jim told me they required a background check at $40 to stay a month to help keep the riff raff out. Even though I've never heard of this in an RV park I agreed. Of course, I was a little concerned that an overnight or weekly RV'er was welcome without a background check. With that being said, I completed the online reservation request and received a call from Jennifer. Jennifer advised me they would need pictures of our rig, all sides and 2 emails because my husband and I both would need a background check, now we are up to $80, reluctantly, I said Ok because It was a much better monthly deal. Jennifer called back to say we were approved and then comes the surprises, the hidden charges and rules.
1) Monthly rent will begin June 1st even though reservations were from June 5
2) There would be a security deposit of $295.00, never had an RV Resort, campground or park charges a security deposit. With a refund if any was due being refunded in 14 days after departure.
3) Electric would be due on the 20th. So 10 days of electric would be taken out of our security deposit after the RV site was checked.
4) $50 for cable/satelite equipment, not sure which one, I was so flustered by this time, I'm not sure what she said.
My issue, I was already down $80 for background check and now I hear all the hidden charges. I CANCELLED MY RESERVATION. Extremely poor business practice so beware.

For Emerald Springs RV Park: Pretty good park, clean, strict policies on keeping things outside of the rig... due to the city limitations. Tight spaces for our 42 ft rig and two vehicles. No playground, which was a negative for us. Laundry is fairly cheap per month. VERY NICE STAFF! :) Stayed for 3 months in our fifth wheel. Good area- walking path is just down the road.

For Emerald Springs RV Park: No wi-fi , no cable, sites are all 90 degree back in and very very tight side to side. Very strict rules about parking exactly 3 feet off of asphalt. Double standard.
They say family friendly but the kids are not allowed to ride their bicycles around.
