For Anchor Down RV Resort: Granted it is a little pricey. You get what you pay for and this is no exception. We did get a military discount however so ask what discounts they offer.
The People: you couldn't get any nicer.
Check in and check out: smooth, they have people waiting outside in golf carts during the busier times to greet you, get your information, give you information and direct you to your site.
Grounds: Amazing, the landscaping is pristine. Tennis, pickleball, basketball, a fenced dog area with agility equipment. The views were amazing.
Amenities: Camp store is very nice, has all the basic necessities and some very nice gifts. The pool is huge and has a pretty nifty slide, there was a baby pool and what looked like a banquet room for special occasions. A very roomy boat ramp, and several boat slips. I believe that they also rent boats as well as wave runners . There is also a beach area for swimming in the lake with water trampolines, and other water bounce toys.
The bath houses were the best I have ever seen. Each private room has a sink shower and commode, hooks for clothing and a chair or bench for changing.
The RV park is set up in 3 levels. Granted there is not a lot of shade in the lower level however it is close to the lake and the pool. I believe the best shade, breeze and views are from the 3rd level. Ask for spots 20-29, your legs may not like walking up that hill but the views will make up for it. They also rent golf carts if you'd like the best of both worlds. I am definitely a fan and will be back.

For Anchor Down RV Resort: If you want fancy amenities at a fancy price, this place is fabulous. After having tried it though, I think I will stick with being closer to nature. Very few spots with any shade. This spa-like resort park was designed with the class A crowd who are not interested in real camping.

For Anchor Down RV Resort: We just returned from a 2 week stay at Anchor Down RV Resort, we enjoyed our stay immensely.
It is a clean, new RV park, built on a section of land overlooking Douglas Lake, part of the TVA system. The view of the mountains is stunning along with the sunrises and sunsets.
It is a family campground and many families enjoyed the facilities, including a pool, lake, and dock access. Thee are places close by to rent a pontoon boat or jet skies to enjoy on the calm, refreshing waters of Douglas Lake.
As we were there, a new dog park with dog exercise stations, basketball and pickle ball courts were being added. We travel with our Airedale Terrier and found plenty of green, grassy areas to walk him away from other campers - look at the camp grounds web site and it will be obvious.
There are different prices and site sizes and amenities, one to meet your needs, we never felt crowded. As a side note - we started "camping" in our motor home 2 years ago and we learned quickly if we wanted privacy, most camp grounds are not the place to go unless you boon dock or go to a land management facility.
Anchor Down has a friendly staff and great facilities. The bath house actually has "private" bathrooms, each with their own sink, commode, and shower. I have never seen this before. I would also recommend renting a golf cart, although not required, it makes getting around the camp ground easier.
I highly recommend Anchor Down when in the Tennessee Smoky Mountain area. It is a little drive to the attractions of Pigeon Forge, Smoky Mountain Park, and Gatlinburg, but what a great place to come "home" to after a day out on the town.

Solitude living
For Anchor Down RV Resort: While sites are all level and paved you can't find a tree within a mile of your site. Everyone is crammed together and out in the middle of nowhere if you want to get to smokies mountain national park you better be ready to be in car for 1-2 hours. Not pet friendly.

For Anchor Down RV Resort: I'll have to say these are wonderful people and they definitely believe in excellent customer service. They will "bend over backwards" to see you are well taken care of. I just booked a spot for the second time and we are looking forward to another visit. Our contact there was extremely nice and found that our site for our first visit would be available when we return for the fall colors this fall. This place is very conveniently located to Pigeon Forge. Clean and we'll kept.

For Anchor Down RV Resort: I'm going to have to go a little the other way from the other reviews. I will say that everyone is correct when saying that the resort is beautiful and well cared for. The staff is very friendly also.
Now for my bias opinion. If you want a place to go for the kids to roam freely and no worries this is it. The wife and I RV to get away from it all and do most of our camping before and after the season really gets started because we like to have some peace and quite when we are at the RV. This will not happen here. Like with most private campgrounds, the more sites they can cram on their property the more money to be made. These sites are right on top of one another and there is no privacy. We didn't even get our chairs out of the basement.
The other problem I have is that I had talked to the campground a few times explaining our intentions of putting our fishing boat in from their boat ramp and made the decision to book their because of it. When I got their and checked in I was told "Oh BTW you know you can't use our ramp, it's out of the water.
If you have pets and are going to stay here make sure you try to get a site close to the pet play area. It is a pretty good hike to get there just to get enough grass for your pet to use the bathroom. Our Pugs had a pretty hard time with it.
A lot of the sites have very nice fireplaces and some that you are overlooking the lake but I couldn't imagine trying to sit outside in front of the fire watching the sun set over the mountains in piece with all the basket balls bouncing and kids hooping and hollering playing in the streets right in front of your site. Overall, I'm thankful for even being able to get away for a long weekend but I doubt we'll go back to Anchor Down Resort to do it again.

For Anchor Down RV Resort: Our favorite RV Resort by far, wouldn't change a thing. Every site is great with incredible views and the grounds are kept immaculate. Bad part is we live a long ways away and every other campground or RV park we visit can't compare to Anchor Down. We've booked 12 nights for next June and can't wait to get back.
