For BV Overlook Camp & Lodging: Sewage, weeds, rude. Three woods that just about sums up BV Overlook.
This is no longer a KOA.
We were there two years ago and while, not the greatest, the staff did groom the campground. Now there are two grounds keepers whose only apparent job is to dump trash cans and entertain each other while driving around. The campground is over run with weeds (bring your own weed wackier). You might want to also bing a shovel to level your campsite since there was a difference of three inches from left to right in the site I occupied . Further, they can’t decide if it is a commercial campground or a tiny home village. In either case there is too much sewage for the septic system so now there are holding tanks (tanker trailer) and the not-so-pleasant constant smell of sewage. Topping it all off was a woman behind the counter with a nasty attitude; she kept saying “are we done hereâ€, after I inquired about the over charges to my credit card.
This dump deserves to die.

For BV Overlook Camp & Lodging: Not a great KOA. Our campsite smelled like rotten dirt, the campground is dirt everywhere, and only one of two shower houses had hot water. Would not recommend this campground. We stayed at a total of 6 campgrounds while visiting Colorado ( in Denver and south) and this was the worst and most expensive. Would not stay here again.

For BV Overlook Camp & Lodging: Dirt and dust! Few trees but not the RV sites where we were. No grass, just scrub and weeds. At $60/night, we feel we were ripped off. Not the quality level of other KOAs we've stayed in.This place needs a LOT of work to appeal to RVers.

For BV Overlook Camp & Lodging: This is the most un-accommodating bunch we’ve ran into. We booked 3 nights and wanted to be near our traveling buddies. There was a site next door to them and they wouldn’t let us move to it, their go to response was that the site (next to our friends) was booked & those people requested that site. Those people didn’t show up until the second night and they had booked online and was just passing through. They said any site would have worked. So we were actually as far away on the opposite side of the campground. Next, the bathroom situation is horrible, nasty and there was never any toilet tissue available in the ladies room. The campground garbage cans over flowing. The dog situation, OMG, we love animals, but we don’t travel with them. The dogs run free and several are not leashed and I witnessed many barking dogs take off chasing people and other dogs as the careless owners go chasing behind yelling, NO, No as the dog continues to terrorize another and we didn’t appreciate the dog crapping beside our picnic table as we were grilling burgers nor did I appreciate coming back to my camp and almost stepping in a fresh pile near my camper . Dust, there is dust everywhere I guess that’s to be expected. However, there is a nice view of the town and mountains.11

For BV Overlook Camp & Lodging: The only downside is the dustyness. It’s very dusty.
It’s a very nice location, well off the road and up in the hills. We had a quiet site and great Mountain Views. Short drive / bike ride into town.
Fabulous scenery. Rafting and fishing is great. Mountain biking trails are excellent, if challenging. They go right from camp.
Very nice people running the place. We will come back if we can. One of our favorite places to camp in Colorado - and that’s saying a lot!
